PRIME LAMB PRODUCTION AT ITS BEST

Marloo is traditionally a fine wool growing property that has been developed into one of the best 1700 ac Prime lamb production facilities in the district. Located 14 km from the pastoral townships of Rylstone and Kandos on the Glen Alice road and 3 hours drive from Sydney via Lithgow. Presently just under 100 acres has been sown to grazing oats in 4 different cropping paddocks. The balance of the land is level to undulating grazing land and runs south into a long valley of native and improved grasses. A standout is the Microleana grass in the native country and huge areas of clovers and rye grass along flats and low lying paddocks.
There are 3 distinct areas of the property and on 2 different levels. A cutting down a steep hill gives good access to a lower level that has beautiful soft country running up into some timber and gullies. Clay loam soil types prevail on most of Marloo which allows cultivation to a large proportion of the cleared land. The property is well watered by a 2 bores in the higher part of the property just near the house, however, a third unequipped bore tested at 4 litres per second (approx. 4400 imperial gallons an hour) in the lower half of the property gives terrific reserves of good quality water if needed.
This property is very suitable for breeding and fattening and has become one of the districts premier fattening properties for lambs. All second cross lambs on Marloo are marketed to exclusive butchers throughout Sydney via wholesale operators. It produces well grown and finished lambs for most of the year and has been managed for the past 8 years with a spring and autumn lambing. Vendor quotes approximately 1000 to 1200 1st X Ewes and 60 cows and calves on average has been the stock numbers run.
Marloo can be further developed by clearing regrowth and more pasture improvement.
The homestead is a recently renovated 3 bedroom masonry home with 2 bay garage, stable and out houses. It is a circa 1920s built home renovated to open plan living. The home has wood heating and reverse cycle A/c, closed in verandas and is surrounded by an expansive established garden. It is located just over 500 m from the front gate near the front of the property.
Other Infrastructure on the property consists of a mains powered 4 stand shearing shed holding approximately one days shearing, well shaded steel sheep and cattle yards, large 3 bay machinery shed and 50 tonne silo. Marloo is well fenced into 16 paddocks, each with a dam and most are spring fed.
Marloo has high vantage points that give dramatic outlooks to the south over the property and also the fascinating Capertee valley. The marketing of Marloo allows an opportunity to procure a 1700 acre grazing property in a tightly held district. The propertys current owner has owned the property for over 15 years and prior to this it was held for over 65 years by one family. This property comes with the agents highest recommendation.
